The architectural and engineering design of the project with the features requested by the Employer is carried out by selecting and managing the companies that are experts in their fields which we have previously carried out many projects together. During this process, companies are selected in all branches required for the design, and a design that complies with regulations and standards is ensured. If necessary, all required procedures are carried out on behalf of the Employer by us during this process for the construction permit to be obtained from the Municipality and/or relevant Administrations for the project.
Project management means planning, organizing, directing and controlling all processes from the beginning of a project to its completion in the construction sector. This service plays a critical role in ensuring that the project is completed in accordance with the specified time, cost and quality criteria.
Project management is an indispensable service for the successful completion of projects in the construction sector. This service plays a critical role in managing the complexity of the projects and maximizing the satisfaction of the Employer.
The services we provide in Project Management are listed below:
- Project planning: The planning of the project is carried out in line with the needs of the Employer and strategies are determined.
- Creation of the preliminary project budget: A preliminary budget is created for all expenses of the project on behalf of the Employer before the design with the needs of the Employer.
- Engineering and Design Management: The architectural and engineering design of the project with the features desired by the Employer is carried out by selecting and managing the relevant companies. During this process, companies are selected in all branches required for the design and a design in accordance with the regulations and standards is ensured. If needed, all necessary procedures are carried out on behalf of the Employer for the construction permit to be obtained from the Municipality and relevant Administrations for the project.
- Tender Process Management: Tender documents (draft contract, projects, BoQ, administrative and technical specifications, etc.) are prepared in order to select the main contractor company for the construction of the project whose design is finalized, and accordingly suitable companies are invited to the tender and the most suitable offers are selected after the tender and submitted to the Employer for approval.
- Contract Management: Details of the contract to be signed between the selected main contractor company and the Employer are discussed and brought to the signature stage.
- Value Engineering: Before the relevant construction process of the project starts, the system, materials and solutions related to the project are evaluated in favor of the Employer according to current conditions and if necessary, the system and material selection are revised according to the most suitable conditions.
- Construction and Monthly Progress Payment Management: With the delivery of the site to the main contractor company, it is checked and ensured that the construction is carried out in a way that meets the requirements of the contract and that the project is completed within the budget throughout the construction period. Monthly progress payment reports are also checked and submitted to the Employer for approval in order to make the relevant payment to the main contractor.
- Provisional Acceptance Process and Guarantee Period Management: After the completion of the scope of work in the contract, the project is received from the main contractor by performing a provisional acceptance process on behalf of the Employer. Any defects and errors that may occur until the end of the guarantee period specified in the contract are ensured to be corrected by the main contractor within the scope of the contract.
- Completion of the project with a Final Acceptance Process: After the guarantee period specified in the contract, the project is received by performing a final acceptance process on behalf of the Employer.
Construction projects are often carried out over a long period of time. During this period, the need to review the project design may arise due to reasons such as price changes in the materials to be used, changes in the Employer’s needs, and new technologies that may emerge. Beyond a need, in all projects, if the project is reviewed from this perspective immediately before the relevant construction phase, serious gains arise in favor of the Employer. In order to provide this benefit, it is necessary to have knowledge about current conditions as well as to have engineering knowledge to decide whether these changes are applicable.
